Hidden Costs of Buying a Plot in Chennai: What to Budget Beyond the Price
1. Stamp duty and registration fee
These are government charges paid when the sale deed is registered. In Tamil Nadu they are calculated on the higher of the sale price and the guideline value of the land, so check the guideline value for the area. Rates can change, so confirm the current figures with the sub-registrar office before you plan your budget.
2. Legal verification fees
A property lawyer will check the title, parent documents, patta and encumbrance certificate. This is a small cost that can save you from a very expensive dispute. Our guide on how to verify DTCP and CMDA approval explains what to ask for.
3. Document and certificate charges
Budget for the encumbrance certificate, certified copies of documents, and fees for patta transfer or name change after registration. These are usually modest, but they add up when combined.
4. Land preparation and boundary work
- Fencing or a compound wall around the plot.
- Boundary stones and survey marking.
- Levelling or filling if the plot sits below road level.
5. Utility connections
Electricity, water and drainage connections have their own application fees and deposits. In gated layouts some of the infrastructure may already be in place, so ask what is included in the price.
6. Building plan approval fees
When you are ready to build, you will pay fees to get your building plan approved by the local authority, plus charges for the architect or engineer.
7. Maintenance or association charges
Gated plotted communities may charge monthly or yearly maintenance for roads, lighting, security and common areas. Ask for this amount in writing so there are no surprises later.
How to plan your budget
A good approach is to keep a separate buffer beyond the plot price for all of the above, and ask the seller for a written cost sheet. If you plan to finance the purchase, read our guide on plot loans vs construction loans.
